Many of them are taking advantage of lower interest rates and affordable home prices by making use of a variety of loan programs offered through various local mortgage lenders that require reduced funds at settlement. And while the borrower’s credit must still be approved by one of those lenders, many of them are finding that the mortgage approval process is not as intimidating as widely believed
ODAP – (Opportunity Downpayment Assistance Program)
Provides homebuyers with downpayment assistance of 10% of the sales price at 0% interest rate as a soft second mortgage. 1st Mortgage secured by ADA’s participating lenders must be Conv, FHA, or VA, 30-year fixed rate loan.
BAHTF (Beltline Affordable Housing Trust Fund)
Provides homebuyers with downpayment assistance up to 20% of the sales price at 0% interest rate as a soft second mortgage. 1st Mortgage secured by ADA’s participating lenders must be a Conventional, FHA or VA 30-year fixed rate loan.
AAHOP- – (Atlanta Affordable Homeownership Program)
Provides $10,000 mortgage assistance in form of a 0% interest rate soft second mortgage and covers up to 50% of the settlement costs. 1st Mortgage secured by ADA’s participating lenders must be Conv, FHA, or VA, 30-year fixed rate loan.
HOAP-Vine City / English Avenue Trust Fund
Provides 0% interest rate loan up to 10% of purchase price, not to exceed $15,000.

Georgia Dream
The Georgia Dream Homeownership Program is available to qualified borrowers statewide who meet certain income guidelines and who are purchasing homes within certain purchase price limits. In addition, borrowers must have modest assets and meet the flexible credit underwriting criteria for the loan program they have selected.
